How Does It Work?
An inspection is usually made after an offer is made and accepted. Once you’re ready, a date is set up to do the inspection. Before your appointment, we’ll send a Pre-Inspection Agreement that details what is and isn’t involved in the inspection. We usually ask for the buyer to come toward the end of the inspection so that we can talk about what we’ve found. Payment is due at the end of the inspection.
Within a day of the inspection, we’ll send you a report with the details of what we found. This is what you would bring to your realtor. Based on the inspection report, the buyer can request the seller to make repairs or renegotiate their offer.

Based in Lynchburg, VA, he grew up working in construction and after five years working in higher education, decided that home inspecting was the most fulfilling career for him and his background. Tim Osborne is a licensed home inspector (VA License #3380001274) and a Master Electrician (VA License #2710057223) who has been in the electrical trade for 30 years. He also has extensive experience with HVAC and plumbing systems. Knowing how these systems work gives valuable insight to what to look for in an inspection. Tim enjoys the home inspection business and does a thorough job at all he undertakes.
